Where Mid-Term Rentals Beat Short-Term
Markets where a monthly tenant models close to — or better than — nightly renting once operating costs are counted.
Ranked from 442 markets in the Ashota database. Every figure below is modelled, not scraped from a booking platform — use it to shortlist markets, then open a market page for the full breakdown and the local rule status.

Each market page carries the full short-vs-mid-term model. This list surfaces the steadier-occupancy markets where mid-term letting is most competitive. Operating costs are modelled at 32% of gross revenue for a nightly rental (cleaning, supplies, utilities, platform fees, maintenance, insurance) and 14% for a monthly rental. Financing assumes a 25% down payment and a 30-year loan at 7%. These are planning assumptions, not quotes — replace them with your own numbers.
