What makes Venice different
Demand concentrates around the historic downtown, Venice Beach and the canal-front homes on the Island of Venice. Many of those are older properties inside historic or coastal flood areas, which lengthens renovation and permitting timelines. Active HOA and deed-restricted communities frequently prohibit short stays regardless of what City code allows.
Tourist tax is administered by Sarasota County, separately from any City requirement, so owners must register with both the county and the state.
